A scope matched to the project

We first confirm the planning basis, available survey information, utility conditions and the opinions or approvals required. Documentation depends on the type, scale and location of the project. A clear schedule of inputs reduces surprises and establishes the order in which each discipline needs to work.

Coordination, not separate drawings

Architecture, structure and services must describe the same building. We review the main structural elements, risers, connections and equipment and their effect on layout and appearance. Coordination is part of design development, helping identify conflicts before construction rather than at its most expensive stage.

Support through the procedure

We assemble the agreed documentation and support the client during the administrative process. Where the authority requests project-related clarification or additions, we organise the design response. After consent, the work can continue into technical details, construction information and site-stage architectural support as required.

The three parts of Polish building documentation

Since 2021 Polish building documentation has been divided into the site development plan, the architectural and construction design, and the technical design. The first two are submitted with the permit application, while the technical design — covering structure and services — must be complete before works begin and handed to the site manager. We deliver the full set so that this division does not become an obstacle during the procedure.

Approvals, opinions and specialist consultants

Depending on the project, documentation may require agreements with utility providers, road access approval, a fire safety consultant’s opinion, sanitary requirements or heritage approval. We establish the required scope at the outset and handle the correspondence, so that a missing document does not hold up the application at a point where lost time is hard to recover.

Building permit or notification

Some projects can proceed on the basis of a notification, others require a full permit, and the classification depends on the nature of the building and the provisions of the local plan or planning decision. We verify this before design work starts, because it affects both the schedule and the required scope of documentation.

What does Polish building documentation contain?

The site development plan, the architectural and construction design, and the technical design covering structure and services. Required approvals, specialist opinions and the building energy performance assessment are added to this. The exact scope is agreed at the outset, as it depends on the type of project.

How long does building documentation take to prepare?

For a single-family house, usually several months from an approved concept, with engineering approvals and authority processing forming a significant part of the schedule. The permit application itself is generally reviewed by the authority within 65 days.

Do I need a building permit or is a notification enough?

This depends on the type of building and the provisions of the local plan or planning decision. A single-family house can in many cases now proceed on a notification, but this is not a rule without exceptions. We verify the classification before design work begins.

What is the technical design and when is it needed?

It is the part of the documentation describing structural and service solutions. It is not submitted with the permit application, but must be complete before works begin and handed to the site manager. Overlooking it is a common cause of delays just before construction starts.

Will you work on documentation started by another practice?

We take on such commissions after reviewing the documentation and clarifying copyright. The scope depends on the state of the material and on whether continuation alone is required, or also revision of earlier solutions.

Do you provide author supervision during construction?

Yes, under a separate agreement. Author supervision covers confirming that the works follow the design, resolving construction queries and agreeing changes that arise during the build.
