The first conversation covers how the household lives, the rooms required, the intended budget and programme. In parallel, we review planning rules, orientation, access, topography, neighbours and utilities. This allows the key decisions to follow the real opportunities and constraints of the site before detailed design begins.
We develop the layout, position on the plot, massing, roof, facades and principal materials. Plans, a model and visualisations make it possible to compare options and refine the direction before structural and building-services engineers begin their work.
Once the concept is agreed, we prepare the design documentation and coordinate the architecture with structural, sanitary and electrical design. We check that each discipline describes the same building and that conflicts are identified before they reach the construction site.
We organise the required information, approvals and documentation according to the location and type of project. We support the client through the building permit procedure and respond to project-related requests from the authority. The detailed scope and programme are confirmed after reviewing the site.
A catalogue plan is cheaper and faster, but it was drawn without knowledge of your plot — its shape, slope, views and orientation. Adaptation improves regulatory compliance but does not change the underlying layout. A custom design costs more at the outset, yet usually makes better use of the site and avoids solutions that cannot be undone once built.
We discuss budget from the first meeting, because the shape of the massing, the number of roof planes, structural spans and finishing standard translate directly into construction cost. A simpler form usually means a cheaper build for the same floor area. We aim for design decisions to be taken with their financial consequences understood, rather than discovered at the contractor’s quotation.

Yes. The studio is based in Chojnice, and we deliver projects in Czersk, Człuchów, Brusy, Tuchola and further across the Pomeranian region. We also work for clients from other parts of Poland — some meetings are held remotely, with site visits planned at key moments.
For a single-family house, usually from several months to a year. The schedule comprises the concept, documentation with discipline coordination, approvals, and the authority’s processing time, which for a permit application is generally up to 65 days. The real pace depends largely on decisions taken at concept stage.
We prepare an initial estimate based on floor area, construction technology and finishing standard — accurate enough to judge the scale of the investment. A binding quotation is produced by the contractor from complete documentation, but cost awareness accompanies us from the moment the massing is designed.
